An empty house hides nothing. A move-out clean goes after the places an inspection actually starts: inside the cabinets, inside the appliances, the grout, the baseboards and the walls behind where the furniture stood.
Why This Is a Different Job
A regular clean is judged by the person who lives in the house. A move-out clean is judged by a landlord, a property manager or a buyer's agent with a list, and that changes what matters.
Whatever the furniture was covering is now the first thing anybody sees. The outline where the sofa sat. The grease film above the range. Scuff lines along the baseboards. The inside of an oven nobody has looked at in two years. Cabinet interiors, which are almost never checked while you live somewhere and almost always checked once you leave.
So the checklist changes. Three things get added that no other service of ours includes:
- Inside the cabinets and drawers, in both the kitchen and the bathrooms
- Inside the fridge, the freezer and the stove
- Tile and grout, and walls spot-checked for marks left by furniture and picture hooks
And two things drop off, because an empty house does not need them: staging, and dusting electronics that are already in a van.
The Florida deadlines worth knowing
If you are a tenant, the timings are set by statute, not by your landlord's preference. A landlord has 15 days to return a deposit if they are making no claim against it, and 30 days to send a written claim by certified mail if they are. Miss the 30-day window and the claim is forfeited. You then have 15 days to object in writing.
That is worth knowing because it tells you what a move-out clean is actually buying: not a guarantee, but the removal of any reasonable basis for a claim, documented with photographs.

Where Deposits Are Actually Lost
Most deposit disputes come down to the same handful of places, and they are almost never the ones people scrub first.
One honest caveat: nobody can guarantee you get a deposit back, because that decision is not ours to make. What we can do is leave the house clean to the standard a reasonable inspection expects, photograph it, and tell you plainly when something is damage rather than dirt.
